You will find miles of green space to enjoy when the sun shines high in the sky; this estate promises holidays filled with wondrous fun and rejuvenation. The home that has it all .... it oozes class and romance, it will come as no surprise that many magical gatherings are held here including weddings!

Bacchus: sleeping 21 (Maximum 16 adults, 1 child on a click clack bed and 4 children on two air beds for £100 supplement fee). Swimming pool Easter to end September, tennis court, gym, seasonal pool bar and entertaining room and hot tub.

In total 7 bedrooms, with 6 bathrooms.

Main House: 5 bedrooms sleeping 10 plus a sofa bed sleeping 2, and a daybed sleeping 1 in the second master bedroom. Four en-suites, guest WC, four reception spaces.

Ground Floor
Kitchen/Dining room with doors opening onto the terrace with lovely views. Hot tub is nearby. Dining space for 20 guests (at a squeeze). Two extra spaces at the kitchen bar counter top.
Facilities include a fully equipped kitchen with dishwasher, tall fridge/freezer, five ring gas hob, electric double oven, Gusto coffee machine, microwave, toaster, kettle, hot Quooker tap. Fully stocked with glassware and crockery for 16 guests.
Drawing Room/Music room with seating for 8-10 guests, inglenook fireplace with log burner (logs and kindling supplied), desk area with Mac computer. A lovely piano and garden access to the side terrace.
Snug/hallway style lounge - a quiet space with seating for 6, stereo system, record player/vinyls and log burning stove.
Cinema/TV room - tucked away is a cool darker room with sofa bed, pouffes and floor cushion seating for 4/6. Netflix, Sky Sports, BT Sport and much more on a 65 inch screen!
Downstairs cloakroom with WC
Utility room with washer and tumble dryer. Hallway with coat hooks. Perfect places to clean up muddy paws, a pet crate is supplied.

First Floor
Master bedroom (sleeps 2) high beamed ceilings. Super king bed, open bathroom with copper bath, walk in shower, separate WC.. Built in wardrobes and a large screen Smart TV.
Bedroom 2 (sleeps 2) King size double bed, en-suite shower room, large screen TV.
Bedroom 3 (sleeps 2) King size bed available as a twin on request, hidden en-suite with bath and walk in shower. Click/clack sofa bed ideal for 1 child available on request.

Second Floor
Eaves Bedroom (sleeps 2) double bed, wardrobe.
Eaves Bedroom (sleeps 2) double bed, hanging space only, snug space with en-suite shower room (to be shared with other eaves bedroom)

The Lodge: Sleeps a total of 4 + up to 4 children on request - a close distance to the main house.

Ground Floor
Open plan living space with kitchen area (basic essentials only for up to 4 including guests staying in Pinot Noir)
Large bedroom (sleeps 2) with King size bed and bathroom.
Large sofa seating for 6 and dining table for 4.
Terrace area and garden seating.
Note: Pinot Gris lounge can be made up as group dining space in winter.

Upper Floor
Open plan studio space with corner kitchenette (only the basics).

Swimming pool pavilion area (gated) with heated swimming pool (approx 28 degrees weather depending). Casual seating, various sunbeds. BBQ area (coal). Enclosed high walls with a Grecian style.
Entertainment area by the pool (with Grecian entrance) with themed rustic bar stocked with glasses for Spring to Autumn fun. Six to eight tables with a collection of chairs - not suitable for dining as no washup facilities. A sofa area, log-burner and Smart TV. Darts-boards. Garden shower wet room/butler sink with WC (chemical loo).

Tennis courts including rackets and a tennis ball dispenser
Gym with bike, training equipment and TV. (Disclaimer to be signed to use any equipment at your own risk)

Things to Note
The entertaining pool area is heated by the log burner only (hence seasonal use only).
For large groups dining in winter you can brave the pool house with log burner but it may be chilly.

Added Extras
All log fires prepared ready to start - £75 including unlimited logs for your stay. Can also be lit for your arrival.
Party planning service available from Beyond the Table - including tablescaping and balloons and dressing.
Catering options available on request from £40 per person for three course meal.
Cocktail making course from Wildbox available, local produce used

    To seat more than 12 guests together arrangements can be made with the house manager prior to arrival - setup will be made in the smaller sitting room just off the kitchen. 
    Heated swimming pool available from Easter to end September only. Pool closes at 11pm and reopens at 7am. 
    Pool house / Bar area is available all year around but only best suited in the summer only. This facility is closed (locked up) by the groundsmen by 11pm. 
    The estate manager lives on the estate away from the property - they will check in and out guests and support in emergencies. 
    Two dogs permitted - fee of £50 per pet per week (or part of). Note some areas are reasonably enclosed near the property but cannot be assured.

    Noise Policy
    The house is set in private grounds but there are neighbours who are used to enjoying a peaceful, tranquil environment in this lovely location. We therefore ask all our guests to show consideration to the environment and neighbours in all matters, and especially with regard to noise.To help ensure everyone's holiday goes well, we ask you to respect the following noise rules:
    After 11pm please use the terraces, and the gardens around the house, and vacate the outbuilding and pool house which are considered quiet areas. (the noise travels easily)
    Please do not set up music systems outside the house. Please limit any loud music playing inside the house so it cannot be heard outside. No amplified music is permitted. 
    Please show consideration for our neighbours in the early morning and late evening.
    A decibel monitor is installed in the house to monitor noise levels. 
  • House Rules

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    Please ensure you check out on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house unless agreed in writing.
    For fire safety reasons please do not use any candles in the property.
    Stag parties are not permitted unless agreed in writing.
    Please note quiet hours are between 11pm and 9am and guests are asked to move indoors. Noise policy in place.
    Please be respectful to our neighbours.
    No Chinese lanterns.
    No Fireworks.
    If bringing pets please take note of our pet policy. No pets upstairs, or on furnishings, mess to be cleared away. Maximum 2 dogs. Charges apply.
    Throws are in place on furnishing for protection please leave in place.
    Please refrain from moving furniture unless agreed with the house manager on arrival.

In the Area


Perfectly located in a wonderful country spot yet so close to the coast of Hythe, Sandgate and the trendy Folkestone harbour and in the other direction the bustling Cathedral city of Canterbury. (equally 15 mins away approximately).
Folkestone is a super up and coming trendy seaside town. The harbour is where all the action can be found including the Harbour Arm with street food, yummy cocktails from Wildbox bars, Macknade eatery / food court and of course, like you might expect, a host of fish and chip shops, fresh seafood stalls, proper English pubs and little shops for trinkets for the little ones. If you venture just away from the harbour you can discover the old town including Steep Street and The Bayle with vintage shops, art galleries, and Steep street cafe for the best cakes and coffees! Explore this vibrant town whilst still a secret.

Seaside activities can be enjoyed in both Dover and Folkestone. Paddleboarding, kayaking and water games can be booked before and on a day out.

Shopping is best found in Canterbury, with it's cobbled streets, an abundance of restaurants and cafes, and a mix of branded shops and boutiques it will give you the retail buzz you may be looking for. Canterbury also homes Chimera, an indoor climbing wall, as well as Escape Rooms - ideal on those less than sunny days.

High speed trains from London go into Canterbury West (buses connections and or taxi services). There is a further train station at Canterbury East. Petham is approximately 15 minutes drive from Canterbury.
