Keepers Cottage dates back to 1866 when it formed part of the Cunningham Estate and was built for the keeper of the estate. Check out the weather vane on the roof. Surrounded by acres of wooded garden the cottage has lovely views and is located off a quiet road that leads to the village of Patrixbourne.

The cottage has been tastefully renovated and is light, bright and airy inside with a gorgeous garden room that really makes the most of the surrounding garden and views. A second cosy sitting room and dining room are linked by a large wood burner for chillier days and the modern kitchen has everything you need for a self catering holiday. Upstairs are three bedrooms and a large shower room. Outside is a large patio which overlooks the ornamental pond, along with a hot tub overlooking the gardens.

  • Things You Need to Know

    Towels and linen provided
    One highchair available
    Pets welcome - maximum of two dogs. Please keep pets off the furniture and only keep them downstairs. Do not wash dog bedding or blankets in the washing machine or tumble dryer. Please note additional pet charges are £35 per pet per week (or part of) will be charged. Please ensure all dog waste is removed from the garden, if this is not adhered to a charge of £50 will be deducted from the security deposit.
    Private parking for three cars within the grounds.
    There is a pond in the grounds, please ensure children are supervised at all times.
    WiFi available however it can be slow due to the rural location, the owners provide an Internet dongle.

  • House Rules

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Should you use the BBQ we ask that it is cleaned before your departure. Should this not be cleaned a charge of £25 will be applied.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please keep dogs downstairs and off furniture at all times.

Situated on the outskirts of the historic city of Canterbury, Patrixbourne is a pretty village, surrounded by picturesque countryside with wonderful walks surrounding you. In an excellent position for exploring this beautiful part of Kent. Whether you wish to explore the historic, cobbled streets of Canterbury with its grand cathedral; only a 7 minute drive away, hop into the car to discover the pretty coastline; with charming Whitstable a 25-minute drive or spend the day with family at Wingham Wildlife Park; only 10 minutes away by car - the choice is yours. After a day of exploring, if a pub dinner sounds appealing, there are a choice of friendly, country pubs and the renowned restaurant of The Pig at Bridge Place in nearby Bridge, a few minutes by car or a 15-20 minute walk away. We had a great time at this cottage, just what we wanted, a house in a very quite location but near the city of Canterbury with everything there, the house is very comfortable, loads of couches, a brand new kitchen, and the Hot tub was perfect we all set in in the morning and in the evening, we would love to come back soon.

Perfect Hideway 4.5/5

We stayed at Keepers Cottage for two weeks with our two Retriever dogs. This was our second visit and there are many more to come! The garden is fully fenced which was perfect for the dogs to run free. The house has a conservatory with great views and we enjoyed it to have the first morning coffee there. Beds are comfy, kitchen with Nespresso coffee facilities perfect, also icecubes fresh from the freezer! You’ll find Gibson’s farmshop within a few miles for all you need and a amazing bakery nearby in a little hamlet. Many dog friendly pubs in the area. Thank you Bloom Stays for the very good service!

Keepers cottage is a very special place. The location is unique in that you are nestled in countryside with beautiful views and amazing walks from your doorstep and yet you are only 10 mintues from Canterbury. Driving back and forth felt like a magical timewarp! Pilgrims way is stunning and steeped in history. Lots to see and do in the area. House itself is very comfortable and we all loved the hot tub, the patio and the views.

Fabulous Keepers Cottage 5/5

Keepers Cottage is a delightful place to stay. Although this is a three bedroom property it feels so spacious. The Orangery is amazing, comfy furniture that allows you to relax and view the large contained garden and the views over the countryside. The kitchen is modern and well equipped. The location of the property was great, a feeling of being in the countryside but not having to drive far to be in Canterbury. So happy to have stayed at Keepers, felt special.

This cottage is surrounded by lovely views and countryside . The gardens are spacious and fab for dogs . The house has all you need for a lovely stay and the orangery Room is a delight to sit in and watch the sun go down . The only thing I would strongly recommend is replacing the old uncomfortable couches and chairs in the property. Otherwise a delightful place to stay in Kent .

It's a shame the weather wasn't that good but it didn't stop us exploring and visiting sites: Canterbury Cathedral, Leeds Castle, Dover Castle to name a few. We have had a great time and have been to many places. We recommend Port Lympne Wildlife Park,The steam train from Hythe, Samphire Hoe at Dover, Canterbury Cathedral, Deal beach and castle and dinner at the Courtyard Deal (great food). Thank you for a lovely stay.

Countryside escape 4.2/5

Plus points - Beautiful location, idyllic views and wonderful privacy. House itself super cosy and peaceful. Lovely modern kitchen. Few minus points - The bathroom shower could do with some freshening up + a lot of the furniture was covered with throws as it was stained/ had holes.The wifi as listed pretty slow/ do not expect to be able to stream Netflix etc. Overall great stay, just think for the price (esp in summer months) the property could do with a little updating (and better wifi) especially in comparison to other properties in that price point.

The setting of the cottage is delightful in a woodland clearing with footpaths right on the door step. The beds were very comfortable and there was plenty of hot water (although the hair trap hadn’t been cleaned out). The kitchen was lovely, modern and well appointed. It would have felt more welcoming with some heating in when we arrived and maybe a welcome pack as we were gasping for a cup of tea. The oak beamed conservatory is a gorgeous space that is sadly lacking any heating other than a small fan heater. Not so much of a problem in summer. On a safety note we were surprised there was no handrail up the stairs which was a bit precarious for my 87 year old father in law. The overall decor and presentation of the cottage was lovely and we enjoyed our stay.

A few much needed days away with the kids & dogs! Delightful cottage....cosy and warm and fab facilities! Great Stay at Keepers Cottage. Loved the outside space, great for the dog! Very comfortable, quiet and peaceful. Fantastic walks on the doorsteps, no need to travel in the car. The patio & seating area is a plus in a very sunny spot. The kitchen is very well equipped and is another good space.

Fabulous stay thank you, here at Keepers Cottage. Lovely views and great walking trails locally. Enjoyed visiting Canterbury, Whitstable & Herne Bay. The house has everything you need and the dogs absolutely loved the incredible gardens to run around in. Absolutely blown away as soon as the gates opened. The grounds are beautiful with so much space for the kids and dog to run around in.
