Property Manager & Laundry and Linen Coordinator

Canterbury | Hybrid Work | Full-time | £28,000 – £32,500 a year

Job Description:

Kent-based (Based in Canterbury area, Kent/Sussex travel) Work From Home Hybrid potential.
Hours: 40 hrs/wk (9:00–17:30 Mon–Fri + 1 Sat in 4 rota) – Salary range dependent on experience.
This role is expected to develop as the department grows.

 

The Role: Lead property management for our current 22 fully managed Kent/Sussex holiday homes—ensuring exceptional service, servicing our portfolio growth (+5–8 net homes in 12 months), and developing commercial initiatives like linen hire & laundry service. This role is central to transitioning our management department into a profitable, standalone business unit. Blend office strategy with hands-on fieldwork (2–3 days/week in properties).

 

Day-to-day responsibilities:

  • Own all property management: oversee internal task systems, execute provisioning for managed homes, develop/roll out linen hire & laundry service (a new income stream)
  • Carry out and or coordinate property inspections (4/6 weekly)
  • Build/maintain core trades lists (plumbing, electrical, etc.), manage supplier relationships, and control the managed-property budget alongside the Commercial Director
  • Challenge processes for efficiency, resolve property/owner issues swiftly, and support bookings/general enquiries as needed (full training provided)
  • Focus on commercial viability—tracking costs, identifying revenue opportunities, and aligning operations with profitability goals
  • Onboard new managed homes, including sourcing and seamless set-up of each new home. Creating manuals, guides and plans for supporting trades
  • Manage invoicing, receipts and reporting required across managed properties
  • Coordinate, at times deliver and handle linen/laundry supplies and manage turnarounds.

About you:

  • Full UK driving licence + vehicle (essential for Kent/Sussex travel)
  • Top-tier organisation & natural ability to juggle multiple priorities
  • Excellent communication & calm, proactive problem-solving
  • Genuine passion for hospitality & uncompromising attention to detail
  • Commercial mindset or interest in developing profitable service offerings (experience advantageous)
