Tucked away from passersby, yet moments from the beach, The Cot is very much a tranquil and subtly stylish beach home, where you can kick off your sandy shoes and cosy up in front of the wood burner after a day in the fresh sea air. With ample parking, steps lead up to the entrance deck and into a welcoming entrance hall, off of which are three good-sized bedrooms, the master with bed and ensuite freestanding bath for a relaxing soak. The ideal spot for the whole family, groups of friends to be social, the living area is open plan, with a corner sofa to sink into for a restful evening in front of the wood burner, with games galore waiting to be played a beautifully crafted kitchen with brushed gold finishes paired with a solid wooden worktop for preparing meals to be eaten around the dining table.

Come Summer, open up the patio doors and step out onto the raised deck leading down to a wonderfully planted, mature garden, where meals can be had alfresco around the dining table, and a steaming cup of tea or glass of local wine can be enjoyed from the outdoor corner sofa. Whether a summer or winter evening, the fire pit area will be a sure favourite for keen small hands to toast marshmallows and for adults to relax with an after-dark G&T.

Nestled between Rye Nature Reserve and cliffs at Pett Level, a haven for birdlife, and a wonderful stretch of coast to explore.     We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.
    Please ensure you check out on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note stag parties are not permitted.
    Please note quiet hours are between 11pm and 9am. Please be respectful to our neighbours.

We enjoyed our break at The Cot. A stylish beach house with lots in the area. Comfortable and well equipped for families and pets alike. Perfect for outdoor activities and keeping little ones occupied. Lots to see and do in this largely untouched part of the country.

A great place to stay with everything provided. So lovely to be near to the beach where you can have a long walk along the path. The house is immaculately clean and beds comfy. A small issue with the hot water on our first night however someone came round in the morning to show us how this works. A water tank and 6 of us in the house so possibly an overload. Thank you for a lovely stay.

What an amazing place! We came to relax and enjoy some sea sit and despite the weather being changeable, we did just that! We cooked a lot - the kitchen is so well equipped for a holiday home. Loved that there are so many blankets to get cosy with. We would recommend the winery in Rye - it's fun and in a warehouse so wear a jumper. Thank you for a fab stay!

A lovely home in a great location. We've had a great time exploring the area - Winchelsea (great history), Dungeness (bleak but very very interesting), Camber Sands, Rye (oh lovely Rye!), Hastings Old Town (charming) and Tenterden (a lovely town, lots of Oast Houses en route). We had a very comfortable stay at The Cot. Couldn't have asked for more. We recommend the cafe down the beach, good coffee and breakfast. Also fish and chips from Marino's in Rye were very good. We took a long walk round the lake in the nature reserve and saw a Marsh Harrier - what a highlight. Thank you for a great stay
