This beautifully converted one level Sussex barn boasts a vast open-plan living space, distinguished by its soaring vaulted ceilings and original oak beams, providing a tranquil setting for family gatherings. Luxuriously soft furnishings and mood lighting create a cosy and warm space, perfect for relaxing after exploring the local countryside and ancient woodlands. The well appointed modern kitchen has all you need to prepare family meals around a large farmhouse dining table. The accommodation offers serenity and comfort: a luxurious master bedroom with a super king bed and en-suite shower room, a refined double room with a king bed and a cheerful twin room, with all bedrooms leading directly out into the courtyard garden.

Step outside to your private, landscaped courtyard garden, bursting with colourful blooms and natural planting, accessible directly from the barn and all bedrooms. It's the ideal spot for outdoor dining or simply enjoying a peaceful morning coffee surrounded by nature.

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.
    Please ensure you check out on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note stag parties are not permitted.
    Please note quiet hours are between 11pm and 9am. Please be respectful to our neighbours.

Bullfinches Farm is surrounded by rolling fields within the small Sussex village of Eridge Green, approximately 4 miles from Tunbridge Wells. Tunbridge Wells lies in the heart of the beautiful High Weald Area of Outstanding Natural Beauty. The High Weald has many picturesque towns and villages amid the working farms, ancient woods and open heaths. The area boasts many wonderful rural villages and traditional country pubs, along with walks galore and sights to see. Visit the historic spa town of Royal Tunbridge Wells where you can browse amongst the independent shops in The Pantiles and High Street, enjoy the many local eateries and places to grab a coffee or a glass of wine, as well as being able to enjoy live music.
Situated in the heart of Winnie the Pooh country where AA Milne wrote his classic stories. Play pooh sticks at the real Pooh Bridge or enjoy an afternoon tea in the village cafe after exploring the 100 Acre Wood.

The High Weald area is one of the best-preserved medieval landscapes in the country, Visit sites dating back to the Norman conquest, like Groombridge Place, Penshurst Place and Hever Castle. Take in some world-class opera at Glyndebourne in the heart of the Sussex countryside, or a round of golf at one of the championship standard, historic and picturesque golf courses.

There is plenty to do in the beautiful countryside of the Weald including walking, cycling and horse-riding. Discover the magnificent High Rocks for scenic walks and rock climbing, take a trip to Bedgebury National Pinetum and Forest and explore one of the world’s best collection of conifers, head out for a walk or a mountain bike ride or fly through the tree-tops on the Go-Ape high ropes adventure trail. This was our second visit to Bullfinches whilst we visited friends and relatives in the area. The Barn is comfortable, clean and spacious with quality bedding and the most luxurious big, fluffy towels. It is set in a stunning, quiet location with countryside walks from the door. Helen is an outstanding host.......we love it!

The property was very thoughtfully designed, beautifully appointed & precisely as described. The beds were super comfortable allowing for a great night's sleep in a very quiet & peaceful location. The Huntsman pub is a 25 minute walk away down a quiet road but is well worth the effort - our Sunday lunch was excellent & the staff very friendly. All in all an excellent stay - thank you!

Such a lovely, well renovated barn to stay with friends or family. The beds all so comfortable with beautiful bed linen and thoughtful touches everywhere. Great layout with a kitchen you just want to cook in. Stunning garden and you are set in the greatness of English countryside.

We had a very comfortable stay at the barn......sadly for us it was only for two nights. Beautiful setting, quiet and many local footpaths available from the property. Luxury towels, beds and bedding. Lovely spacious accommodation all on one level. We would highly recommend a stay with this host.

This is a really lovely place. Stayed there with our two (grown up children) for a wedding locally. Loved the house, kitchen had everything we needed, beds were super comfortable, and the decor throughout was lovely. Very comfortable and relaxing. I’m sure we will be back.

We thoroughly enjoyed our week’s stay at this beautiful barn conversion. The setting was wonderfully peaceful. We honestly wished we could have stayed longer! Helen was an absolute pleasure to deal with – such a helpful and welcoming host, which really made our experience special. Bedrooms are generously sized and beautifully presented, with luxurious linen and fluffy towels adding an extra touch of comfort. We loved our cold Prosecco and home grown courgettes on arrival!

Helen’s place is a little piece of magic! Such a stunning location and it’s beautifully decorated inside just as the photos show! Helen was very easy to communicate with and very responsive! We loved that you were in the country but being only 10 mins away from Royal Tunbridge Wells. My family had a great stay at Helen's place. It's beautifully decorated and very comfortable. The garden is a lovely sunny spot and a fantastic place to enjoy dinner on a summer's night. Helen is very responsive whilst at the same time allows you space to enjoy your break. Very well equipped, comfy beds, linen and towels. Had a wonderful stay at Helen’s when family was visiting. The Barn is a beautiful space, tastefully decorated and very comfortable. Also had a lovely welcome basket. It’s located within a working farm so it’s away from the main roads and the town; we were lucky enough to see deer roaming at night. Highly recommend for anyone wanting a peaceful stay with easy access by car to Tunbridge Wells.

We had a truly delightful stay at Bullfinches Barn over New Year's Eve. We were looking for a getaway with peaceful surroundings, away from the noise of fireworks, and this place was perfect. The location is absolutely idyllic, with plenty of country walks to explore. Additionally, Royal Tunbridge Wells is just a short drive away, perfect for a little shopping and exploring the local area. The barn itself is beautifully designed, seamlessly blending charm with modern comforts. The kitchen was well-equipped with everything we needed, including a thoughtful welcome hamper. The entire place was spotless and felt so inviting, making it feel like a true home away from home. Cozy touches, like the Christmas tree, added a special touch that made our stay even more enjoyable. Helen is a fantastic host, and was always available to answer any questions and ensure everything went smoothly during our stay. Overall, we had an amazing time and would definitely suggest Bullfinches barn to anyone looking for a relaxing and charming escape.

Had a lovely family stay here celebrating my mums birthday, plenty of room and truly luxury feel - the newly renovated barn is excellent. Helen was very responsive and helpful, and also left us a lovely welcome gift basket. Look no further 😊 I stayed at the barn the night before and then the night of my wedding. This place is more than I could have hoped for. Its spacious, stunning, clean and well equipped. Helen is wonderful greeted me at the property and made me feel so welcome. We had the most wonderful Christmas break here. It is hard the pictures to do justice to how beautiful this barn conversion is: spacious, private and all finished with impeccable taste. Helen and Sophie made sure we had everything we needed and more (including a beautiful Christmas tree, mince pies, eggs and more). Communications is advance were very helpful and there is a very thorough bible of information at the house. I hope we will stay again!
