The house itself offers six bedrooms, most of which offer views through large sash windows over the garden, or green hills and rolling countryside beyond. With a choice of living areas to relax and come together, with a comfortable family library room with a warming wood burner, kids snug with toys and games to enjoy, a grand dining room and an idyllic farmhouse-style kitchen and breakfast table with views across the garden and french doors leading outside. Come evening, retreat to the light-filled day room with picturesque bay windows enjoying the idyllic countryside view, and roaring open fire that the adults of your group will undoubtedly favour for gathering for evening drinks and games evening.

Come summer, where better to spend your days than in the glorious lawn garden, with manicured hedging, and blooming flowers and plants? Designed to give guests the fullest possible range of facilities to suit everyone from the youngest to the oldest. Whilst some may prefer to sit back on the patio area to watch friends or family running around in the garden or splashing around in the pool from the comfort of the comfortable outdoor corner sofa and dining table, others may want to have a competitive game of pool in the garden house or game of table tennis on the lawn.
Situated in the village of Charing on the North Downs, a designated 'Area of Outstanding Natural Beauty', Burleigh House sits in a perfect spot for long countryside walks, with ample rural cycling routes on your doorstep and a choice of country pubs a short 5-minute driveaway. But should the sea be calling, jump in the car and be at the coast in less than 30 minutes, with charming Hythe and vibrant Folkestone nearby, however, excellent road and rail connections (the train station within a few minutes walk) make exploring your oyster, should you be able to draw yourself away for the delights of Burleigh House!

  • House Rules

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.
    Pool cover to be put back on each night and after departure - otherwise charges apply.
    Please ensure you check out on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note hen and stag parties are not permitted.
    Please note quiet hours are between 11pm and 9am. Please be respectful to our neighbours.

In the Area


Situated just 6 miles north of Ashford, yet surrounded by countryside you’ll find the village of Charing. The perfect spot for long country walks, with ample cycling routes on your doorstep, yet within easy reach of road and rail connections, so a trip to the seaside can easily be enjoyed with Hythe being only a 25-minute drive away and vibrant Folkestone 5 minutes further, or a train caught from or to the bright lights of the capital - made even more convenient with the station being a less than a 5 minute walk away. If you can draw yourself away for the beautiful grounds of Burleigh House for a moment, there is an abundance of things to see and do with countryside walks on your doorstep from Leeds Castle (a family favourite!) to Sissinghurst Castle, the South of England Rare Breeds Centre and the cobbled streets of historic Canterbury all within easy reach. Family celebration weekend 3.8/5

House is in a lovely location and has a beautiful large garden. The beds were very comfy and the kitchen well equipped. We were lucky enough to have fabulous weather on Friday and Saturday so we're able to make use of the pool and outdoor games. Couple of things were looking a little tired, table tennis bats were 'flapping' and we got out a game having forgotten ours, and the 'bomb' was not working. We had a very enjoyable stay but didn't find this house quite as welcoming as the last one we stayed in. Also, felt a little chased out by the cleaners who arrived at 9.45 while we were loading the cars to leave.

The house had everything you could need. Pool was very warm. Well equipped kitchen. Lawn perfect for playing games. We don't drive but station only a short walk. Two shops close by in pretty village. Highly recommended.

Comfortable well provisioned house good for large groups 4/5

We stayed with a group of friends and small children. The large and fenced garden was perfect for the kids to run around and is completely enclosed which was great for peace of mind. The swimming pool was a huge hit and we were suprised by the amount of games and entertainment facilities like the pool table/table tennis etc. The house was big enough for our needs and had everything we wanted. Would recommend.

Beautiful house and gardens 4.2/5

A beautiful house but could do with a deep clean. We needed to put crockery and cutlery through dishwasher before we used it. Disappointed with lack of wardrobes/hanging space. We didn’t let it spoil a wonderful week here celebrating our golden wedding with family. Really comfortable beds. Plenty of space for all 12 of us ranging in age from 3 - 79. Garden is beautiful and a fantastic swimming pool. Plenty of outdoor furniture as well as games room.

We had a lovely stay here, the pool was perfect for the kids and even the adults. It never felt too crowded even with 12 people in the house and there was always a room of peace that you could go to. Or if you wanted fun you could be outside playing with everyone in the garden. It was the most perfect house for us. Thank you Burleigh House.

An amazing weekend in a beautiful house . 5/5

We booked Burleigh House to have a family celebration for my daughter’s 30th birthday. The house is beautiful, clean ,and the beds so comfy. After months of cold wet weather we were so lucky to have a warm and sunny weekend, so spent a lot of time out in the beautiful garden and the swimming pool …wow !!! Even saw the northern lights on our first evening. Games room was very popular playing games of pool ,and was equipped with extra fridges for cold drinks. I hired silent disco equipment through the recommendation from Bloom stays , which everyone enjoyed , dancing under the stars on the lawn . A truly beautiful house and garden down a quiet country lane . Fully equipped and exactly as described in the details . No one wanted to leave , we had a great weekend so Thankyou . Would highly recommend.

A great weekend in a beautiful house for my Daughter's 30th Birthday. The sun shone for us all weekend in the mid 20s after all the recent rain. The pool and facilities are amazing!! Burleigh house 4.5/5

The property and location was lovely. We were 1 bed short 11 beds were available for 12 guests. We arrived at 5pm the office had closed, not a problem with the property but I think this is an issue with Bloom Stays for not letting the house keeper know how many people were staying at the house. I would not re book with Bloom Stays because of this issue.

We have really enjoyed our stay. We had 12 people stay for a 60th birthday and we also had our two dogs. A wonderful lounge and amazing rooms. It was very quiet, the sofas were comfy and we enjoyed playing snooker.

An ideal venue for a family celebration midway between Yorkshire and Germany. We all felt at home and Grandma enjoyed the house almost as much as she enjoyed seeing her Grandchildren. Fabulous house, we would love to move in.

8/10 - lovely stay but with two key problems! 4.3/5

The accommodation is generally fantastic. Large rooms, plenty of space, provision of games, pool towels, a lovely garden and plenty of outside seating to enjoy good weather. The kitchen in particular could have been cleaner and we had to pre wash most utensils before use. Please see further comments below which is a text message I sent on the day we left the accommodation (two days ago) to which I'm yet to have a response. On the whole we had a good stay, the house was great, garden immaculate and we had pretty much everything we wanted for our stay. We had one big problem which was the swimming pool. It was a big factor in us booking this accommodation and two of my friends were in the pool when we noticed a dead hedgehog in the pool on the side where the cover retractor is. We had to use the net to remove it and placed it behind the hedges on the right hand side. This was still an issue however as my dog could smell it so we ended up having to cover it with a red box we found inside. This of course worried our entire group and my friends who were in the pool before we realised quickly ran to shower in the hope of not catching any parasites. We cannot understand why the pool was not cleaned beforehand as this would have obviously been noticed. Can you please look into this matter? It is a great shame as the weather was lovely this weekend and we were all looking forward to spending time in the pool. Thanks

A wonderful comfortable and well equipped house 4.5/5

We had a wonderful holiday at Burleigh House and were very well looked after by the lovely team at Bloom Stays. The house is beautiful, comfortable, well arranged and perfect for all ages. The garden is stunning and the fabulous pool was a much enjoyed highlight. The village with its fantastic butcher is lovely and the surrounding area has all you need. We are already talking about coming back again!
