The rooms are beautifully decorated with a mix of antique and contemporary styles which contribute to creating a truly memorable holiday. The house and garden are set within a private estate and there are wonderful views, from all rooms, across the Weald of Kent, a designated AONB. This Kent holiday home has a wow factor and is a real rose amongst the thorns.

The rural location offers a haven of peace and tranquillity with miles of footpaths - including the famous 'Greensand Way' - on your doorstep, yet it is only 10 minutes from the quaint town of Sevenoaks for shopping, dining and entertainment. It is also ideally located for visiting the many National Trust and heritage properties in Kent such as Hever Castle (home of Anne Boleyn) Penshurst Place, Sissinghurst Castle Gardens and Chartwell (home to Sir Winston Churchill). Both Rochester and Canterbury Cathedrals are also within an hour's drive and London is also only 30 minutes away by train.

  • Things You Need to Know

    Please note this property accepts a maximum of 4 adults.
    Towels and linen are provided
    Please note: the decking (terrace) is unfenced to the garden therefore children will need to be supervised.
    Travel cot and highchair provided.
    Wood burner/ open fire - one basket of logs provided between the months of October - April (inclusive). If you require logs outside of these months please bring your own supply or purchase locally.
    The cottage has adjacent farm buildings. Access to these buildings in strictly prohibited so please do not enter and ensure children are supervised at all times.
    Dogs are welcome but please ensure they do not access the sitting room if wet. Dogs must be kept in the kitchen/entrance hall area until dry. Dogs are not permitted upstairs or on furniture at any time. Fully enclosed garden.
    If you wish to bring a pet please let us know.  Please note additional pet charges are £35 per pet per week (or part of) will be charged.
    Please note check in is at 3pm and check out is at 10am.
    Starter pack of logs and kindling provided, £15 per bag for extra logs and £5 for extra kindling

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note, for insurance purposes, the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note quiet hours are between 11pm and 9am. Please be respectful to neighbours.
    Please note parties and loud music are not permitted.
    Dogs are not permitted upstairs or on furniture at any time.

In the Area


Situated close to the town of Sevenoaks where you can find an array of vibrant shopping streets, Bushes Oast House boasts architectural wonders and a variety of stately homes and gardens on its doorstep. For history lovers, Knole House, Hever Castle, Penshurst Place and Leeds Castle are very close by. For those seeking out National Trust treasures, there are many places to visit including the home of Winston Churchill, Chartwell, Ightham Mote and the beautiful Sissinghurst Castle Gardens.

For sport enthusiasts, the area is well known for cycling with famous routes such as Bayley's Hill, Yorks Hill and Ide Hill being within a few miles of the property. For golf lovers, Knole Park Golf Club is approximately 5 miles away and is reputed to be Kent's No.1 inland course.

For the more adventurous traveller, the house is perfectly positioned for day trips to London, and even Paris. London is only 30 minutes away by train (trains leave every 20 minutes from Sevenoaks station) where the Eurostar has daily routes that connect travellers with European cities such as Paris, Brussels and Lille via Eurostar. What a hidden gem! 5/5

We had a fantastic stay at Bushes Oast. It’s a beautifully located and high end decorated house. With a view to long greens were we saw several deers passing by it was a delight to stay there. The cottage is really close to Hever Castle and Pennhurst Castle and a ten minute drive to Sevenoaks, so by train not far from London. My family enjoyed every minute of it! A hidden gem!

At home in the countryside 4.8/5

Bushes Oast is a home away from home, with all the creature comforts from lovely bedding, a fully equipped kitchen and laundry and sitting room with board games and Netflix for the children. We stayed to visit friends in the Sevenoaks area but being tucked down a lovely country lane gave us an extra special treat - with the sweeping country views and the warmth of the aga on the rustic brick floors in the kitchen. The views are just lovely and being able to cook your own meal, put on a load of washing and sit out to watch the sunset, makes a weary traveller relax! We loved it. It was our second stay and we'd love to come back. Couldn't fault it. Thanks for having us.

Countryside retreat in Kent 5/5

Beautiful location overlooking rolling countryside with walks from your doorstep. This dog friendly cottage definitely feels like a home not a holiday rental. The Photographs do not do the property justice. Bushes Oast is beautifully laid out as well as decorated to a very high standard. The bedrooms would definitely suit two couples or a family and it is laid out as two separate suites. Either feeling like the master bedroom. I'm very fussy and always ask about the age of the mattresses and bed lining, at Bush Oast not only were the beds really really comfortable, but the linen was beautiful as well. The kitchen had everything that you would need, and I loved using the aga. The lounge area was very comfortable with lots of interesting books. The house was spotlessly clean. Lots of lovely pubs nearby. Would definitely go back.

Beautiful and comfortable accommodation 5/5

Probably the best property we have rented, and we have stayed in quite a few! Very close to Sevenoaks, in a quiet rural area, beautiful views from the house. The rooms are extremely tasteful but still very comfortable. We love the kitchen, the Everhot is great for cooking but provides warmth on cooler days. Bedrooms are excellent, we slept very well. It was very well equipped, in the kitchen and generally. We stayed for a week but would have loved longer. The owners are next door, they gave us lots of privacy but I’m sure would be very approachable if needed. Overall, we really loved our stay and highly recommend.

All I can say is WOW. I stayed here for 2 nights for my wedding and I am blown away by this property and everything about it. Firstly the view is spectacular, we literally screamed with excitement when we looked out the lounge for the first time, it was picturesque. The cottage was so clean and just absolutely beautiful. It made getting ready for the wedding that much more special and I couldn't recommend staying here enough!
