Set in the depths of the rolling Kent countryside Great Higham Barn is a stunning period barn - ideal for large parties group accommodation or a wedding venue is beautifully furnished with wonderfully spacious rooms. This group holiday accommodation is quite literally breathtaking with huge rooms, heavily beamed contemporary touches and a bespoke table to seat all your guests in the wonderful dining hall. This Kent holiday house is in excellent condition throughout, with several seating areas, a games area, a playstation enormous kitchen with space for all, a swimming pool, a tennis court (bring your own racquets), table tennis and a large garden.

There are several seating areas for all ages throughout the barn from a group of bean bags to squishy comfortable sofas. A particular feature of this holiday barn in Kent is the contemporary glass staircase which sheds light throughout the Barn and makes for a wonderful party space. The accommodation also comes with an annexe which can be used as part of the Kent barn; it has an inter-connecting staircase or separately with its own front door - ideal for members of the party who perhaps are looking for a little privacy.
There is a very spacious kitchen which has every conceivable machine imaginable and is split into areas with an excellently equipped cooking area, in the heart of the open plan space ideal for preparing for even the largest of parties. There are both formal and informal eating areas, comfy sofas and the utility area tucked away.
This self-catering holiday barn is surrounded by Kent woodland and fields with lovely views of the countryside from many of the rooms and a hot tub for you to enjoy.. There is parking for several cars in the driveway of this holiday barn in Kent with a private garden surrounding the holiday barn with the shared use of an outside heated swimming pool summer only and a tennis court within the complex to enjoy during your stay.

Great Higham Barn: Sleeps 18 (+ a further 8 with fee) 7 bedrooms, 1 family bathroom, 4 en suite bath or shower rooms and 1 WC. Outside there is a private garden with large patio area and seating and private off road parking for several cars on the driveway or undercover. Use of shared outdoor swimming pool and tennis courts. A further 8 guests can stay for an added supplement of £475 (on 2 sofa beds and 4 futon mattresses in reception rooms)

The property is entered via the double height barn door which leads into a double height glass walled atrium.
Main dining area seats 18 with French doors leading to the rear patio area.
Kitchen: split into three ’rooms’ - the main cooking area, with sink, double range electric oven and extractor fan, two dishwashers and a large fridge. A second dining area overlooking the garden seats 12.
The utility room has a washing machine and separate dryer.
Georgia (sleeps 2) king size double bed, en-suite bathroom with bath and integral shower.

Things You Need to Know
This is a carbon-neutral development and all heating is supplied by the estate's own coppiced woodland at no charge to the holidaymaker. In addition, much of the electricity comes from a renewable source.
All logs for the wood burner are provided free of charge.
Guests use the hot tub and pool facilities at their own risk, and due to harsh chemicals used for maintenance purposes, some skin types may react. Please note the pool is heated, and available from Good Friday to 31st October, but is weather dependent.
Pool towels are provided.
Gas BBQ available from beginning of April - end October.
Pets are welcome. Please note additional pet charges are £35 per pet per week (or part of) will be charged.
Please note check in is 3pm and check out is 10am, cleaners will arrive at 9am to begin on hot tub but will not enter the property until 10am. -
House Rules
We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.
Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Please note the pool is heated from Good Friday to 31st October, but is weather dependent.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Fireworks and chinese lanterns are not permitted due to thatched roof.
Please note quiet hours are between 11pm and 9am. Please be respectful to our neighbours.
In the Area
If you can tear yourselves away from this wonderful spot and all on offer at the barn then there is lots to see and do in the area. Leeds Castle with Go Ape, Segway and the stunning grounds itself is within 20 minutes, Canterbury Cathedral and St Augustine's Abbey are also within easy reach and if you fancy a brewery tour, Shepherd Neame is based in nearby Faversham.
