Sleeping up to ten guests across five bedrooms, each with its own en suite bathroom, Xanadune offers generous space for families and groups of friends to stay together comfortably, with room for four-legged companions to join too.
Large bi-folding doors invite the outside in, with an open-plan living area providing the perfect space for family or friends to gather. Keen cooks will be in their element here, with a beautifully-crafted, handmade kitchen forming the heart of the home, while other guests have plenty of space to gather and discuss plans for the weekend or week ahead. When the evening descends, a second, upstairs living area commands the most glorious backdrop of the sea, with a large corner sofa for comfortable evenings in.
Each with their own en suite, the five spacious bedrooms offer a welcome retreat to sink into a deep slumber after a day spent soaking up the seaside air. On the top floor, the highest vantage point in the house reveals sweeping views along the Kent coast – what better sight is there to wake up to each morning?
The outdoor space has been thoughtfully designed for enjoyment any time of the year. A sheltered gazebo provides a distinctive setting for al fresco meals, complete with a rustic, hand-built outdoor kitchen and bar area, complete with a built-in gas barbecue and fridge. Meanwhile, the enclosed garden includes lawned areas where children can play, or with adults in tow step through the gate on to the rolling sand dunes just moments away.

Greatstone-on-Sea is a small coastal village located in the Shepway district of Kent, England. It is situated on the Romney Marsh, a unique and beautiful area of flat, low-lying land that stretches from Kent to Sussex. The village is known for its long, sandy beach, which is backed by dunes and overlooked by the imposing presence of the Dungeness nuclear power station to the west.
The beach is popular with families and is a great spot for swimming and sunbathing. In addition to the beach, Greatstone-on-Sea has a number of other attractions for visitors. The Romney, Hythe and Dymchurch Railway, a miniature steam railway, has a station in the village and provides a scenic and unique way to explore the area.
The nearby Dungeness National Nature Reserve is a must-visit for nature lovers, with its diverse range of plants and wildlife. For those interested in history, Greatstone-on-Sea is located close to a number of interesting sites, including the medieval town of Rye, the ancient city of Canterbury, and the stunning Leeds Castle.
The village itself has a small selection of shops, cafés, and restaurants, as well as a popular pub, The Pilot Inn, which offers great food and drink with views out over the sea. Yes, this Greatstone holiday home allows three dogs at the holiday rental for the duration of your stay. Pets are charged at an additional 35 pounds per pet, per week.
Located on the beachfront, Xanadune Beach House is mere footsteps from the beautiful Greatstone beach. Guests here can enjoy stunning sea views from the house, or venture onto the pebbles themselves to soak up their own slice of seaside paradise.
Towels and bed linen are provided for all guests at Xanadune Beach House. If you plan to spend time on the beach, you may find it helpful to bring beach shoes along with any usual seaside essentials, such as sunglasses, sunscreen, a beach umbrella or games. Beach towels are available at the house, however, guests are asked to use separate towels when using the hot tub.
The kitchen is well equipped for self-catering and includes ample storage space for groceries, making it easy to plan meals at the house during your stay. The property also features a Grind pod coffee machine; a small number of pods may be supplied, but additional pods can be purchased online or from supermarkets such as Waitrose. Nespresso-compatible pods can also be used with this machine.
