The Dunes is a modern, contemporary-style beach house located within a minute's walk from Camber Sands Golden Beach. The open-plan design is perfect for family and friends wanting to enjoy socially cooking, eating and relaxing.

This stylish holiday home has light and bright open-plan areas and offers great spaces for families and groups of friends. There are huge bi-fold doors which bring the outdoors in to enjoy, or cosy up in the cooler months by the log fire. The garden has an array of beautiful flowers offering a calm and peaceful space to sit back and enjoy a good read or a glass of wine after a day at the stunning sandy beach of Camber Sands which is only a minute's walk from the house. This is the perfect place for those looking for a seaside getaway, and you are welcome to bring your four-legged friends too. If want to explore further afield the ancient town of Rye is only a 5-minute drive away and is a quaint, pretty town bustling full of shops, tearooms, antique shops and restaurants.

    Please note hen and stag parties are not permitted.  This home is more suited to family groups.
    On occasion the owner may need access to the adjoining store, but notice will be given if required.
    Please note pets are welcome, pet fees of £35 per pet per week (or part of) apply.
    Check in is 4pm, checkout is 10am.
    Please note there are security cameras installed on the front exterior of the property for security purposes.
  • House Rules

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
    This property is more suitable for family groups.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note quiet hours are between 10pm and 9am. Please be respectful to neighbours.
    Please note parties and loud music are not permitted.
  • Parking Instructions

    The Dunes has parking for two cars only. Please do not Park a third vehicle across the front of the drive as neighbours and delivery vehicles find it difficult to pass. First Avenue is a private road and has no on street parking.

In the Area


Camber Sands boasts 7 miles of golden sand, along with rolling dunes perfect for your seaside getaway. The ancient town of Rye is also very close by where you can explore the wonderful history and cobbled streets - Mermaid Street is a renowned cobbled street, and enjoy the many antique shops. When you are all shopped out you can relax and enjoy a spot of lunch or afternoon tea in one of the many cafes. For nature lovers, the Rye Harbour National Reserve is a haven for birdwatchers and rare plant lovers. If you have a passion for kite-surfing this is the place to be! Kite-surfing lessons are available in Camber, along with a variety of other watersports on the beach and in Rye. If you fancy a spot of wine tasting then a visit to Chapel Down Vineyards near Tenterden is a must. For families a visit on the Romney, Hythe and Dymchurch miniature railway is a must - the kids will love it! A visit to Dungeness is also a must... with another nature reserve on your doorstep, and an unusual landscape together with a wonderful fresh fish shack on the beach you'll enjoy another unique place on the coast. Beautifully designed and so easy to live in 5/5

We thoroughly enjoyed our stay at The Dunes. The house and garden have been converted with real attention to detail that sets it apart from many other properties in Camber. It was very comfortable and had absolutely everything we as a family of 6 needed over our Christmas holiday. The open-plan space is great if you are looking to spend family time together.

Cosy house by the beach 4.8/5

We appreciated our weekend at The Dunes. The open plan helped to keep an eye on the kids at all the time. We enjoyed to walk to the beach early in the morning to see the horses. We brought our own shovels and buckets to play. It was a relaxing break 1 hour from home. My 3 boys didnt want to leave after so much adventures in Camber Sands and Dungeness. We will come back for sure !

Great autumn week away 5/5

We had a lovely stay at the Dunes in autumn. Peaceful, quiet and cosy. The property was immaculately clean, simple to access and close to the beach. Being dog friendly was a big plus for us. To anyone visiting though, just remember to bring down your cooking essentials (olive oil, salt, pepper, butter, milk, flour etc). The shops down there had limited selection and we found ourselves struggling to find the ingredients we needed.
