The layout enhances the beautiful feature beams and hidden nooks of the property setting the scene for the harmonious blend of modern contemporary furnishings and a mix of antiques.

The open plan state-of-the-art kitchen and conservatory overlooks the pool and tennis court making the home perfect for relaxing whilst watching your friends play a nail-biting match The large dining table can seat a family brood and makes for a very sociable space ideal for cooking and entertaining on special occasions. An exclusive luxury hamper is also provided. The summer calls for splashing in the pool and alfresco dining under the stars by the fire pit. In winter the cosy living space with an open fire adds warmth to your escape to the country.

Whilst there why not don the wellies and take the dog out for a long stroll across the downs. The Figgy is a pretty lodge situated within the grounds of Dormestone Farm and provides ideal separate accommodation for a couple within a larger group looking for privacy.

Dormestone Farm: sleeps 10 adults and 2 children, in 5 bedrooms and 4 bathrooms. Driveway for 8 cars. Enclosed extended gardens, ample parking, outdoor heated pool, tennis court, and fire pit.
The accommodation comprises Dormestone House: and The Figgy.

Sitting room and snug, split level, with seating for 10 plus guests, open fire, large TV, DVD.
Reading room, with sofa seating for 4 to 6 guests, French doors to the garden.
Kitchen and conservatory, state of the art kitchen, island worktop, fridge/freezer, Nespresso original coffee machine, range cooker, butler sink, dishwasher and all the essentials for your stay. Washing machine located in the boot room.
Dining table seating 10. Double aspect windows and French doors opening to the pool area.

  • Things You Need to Know

    Pet friendly, up to two well behaved dogs (limited to ground floor and not to be permitted on the furniture). Please note additional pet charges are £35 per pet per week (or part of) will be charged.
    Note: Exclusive use of the estate facilities.  The gardener attends to the grounds every Saturday and the swimming pool is maintained every other Friday when open.
    Heated swimming pool available from May to end of September - weather permitting.
    Suitable for family groups only.
    There is no cot or highchair available.
    Please note check in is 4pm and check out is 10am.
    Log burner starter kits may only be available November to end of April
    No groups under 30 
  • House Rules

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    Please note the log wall in the sitting room and the logs outside of the property are for ornamental purposes. Please do not use these logs on the fire. Two baskets of logs are provided for your use. A charge of £80 will be applied if the ornamental logs/outside logs are used.
    Please ensure you check out on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note quiet hours are between 11pm and 9am. Please be respectful to neighbours.
    Parties and loud music are not permitted.
    Suited to family groups.
    Maximum of 8 adults in the main house.

    Pool pump should remain on the cover at all times when the pool is not in use.

In the Area


Situated just 6 miles north of Ashford, yet surrounded by countryside you’ll find the village of Charing. You'll be in an Area of Outstanding Natural Beauty, the North Downs, there are fantastic footpaths on your doorstep worthy of exploration. The Bowl Inn pub is only a 10-minute walk away. Charing is the perfect spot for long country walks, with ample cycling routes on your doorstep, yet within easy reach of road and rail connections, so a trip to the seaside can easily be enjoyed with Hythe being only a 25-minute drive away and vibrant Folkestone 5 minutes further, or a train caught from or to the bright lights of the capital - made even more convenient with the station being a less than a 5 minute walk away. If you can draw yourself away for the beautiful grounds of Burleigh House for a moment, there is an abundance of things to see and do with countryside walks on your doorstep from Leeds Castle (a family favourite!) to Sissinghurst Castle, the South of England Rare Breeds Centre and the cobbled streets of historic Canterbury all within easy reach. A very enjoyable and comfortable weekend 4.8/5

The property is deep in the Kent countryside but is close to the A20 so is easy to get to. The house and the property were in great condition and had no issues. Do be aware that if you have more than four couples, some will need to be in twin rooms. The house warmed up quite quickly once the heating came on, but during especially cold nights, it could go rather cold inside later on. The beds were comfortable and there were spare blankets in each room though. The kitchen had most things we needed although sometimes missing something really basic, like in our case there was no black pepper. There's several supermarkets within a 10-15 minute drive though. The bathrooms were all very clean and tidy. The hot water for the showers came through very quickly too. Because the house is up on a hill, you do get the most amazing sunsets which is in line with the outdoor firepit, which we were lucky enough to have even in November. Due to the time of year, we didn't use the pool or tennis court. There is a neighbouring house very close by, but because of the way the face each other, there is little issue with being overlooked. Overall, we had a very enjoyable and comfortable weekend at Dormestone Farm.

Lovely large home to have a wonderful family reunion. Downside were the following: 1 or 2 showers was broken, no body soap, no basic necessary items in kitchen such as salt and certainly did not appreciate the neighbor's drone hovering over us especially while using the pool. Again, the house is lovely, but when paying such sum for each night at least soap or salt would be a plus.

Third time and it won’t be my last! 5/5

Dormestone has long been a place that’s fixed in my heart / having been my wedding reception back a couple of years ago (covid mini one!) Coming back two years later and the house is looking fantastic and always having a few changes in the layout and new toys, games and kitchen additions 🙂 Needless to say the pool / tennis and fire pit and sunset views are a hit - this time with the mixed weather we explored from the house and discovered we were 30 mins from the city of Canterbury. 30 mins from the Folkestones trendy harbour arm (Sandy beaches to) 30 minutes from Rare Breeds an affordable family day out where kids can pet farm animals in a covered barn an indoor play ! Perfect for a rainy day. Leeds castle is less than 10 mins down the road and a few vineyards. We loved our stay and each time we do we enjoy new things both inside and in the area. Thanks to the owners and the wonderful team around them - MBT and Bloom.

A 70th celebration in style! 4.2/5

This lovely characterful house and grounds were just perfect for us - a group of old friends celebrating 70th birthdays - playing snooker, croquet & boules on the lawns, sundowners by the fire pit with gorgeous views and bbqs and dinners all seated round the outside table or at the big wooden table in the bright kitchen/conservatory. We were blessed with sunny days so it was a shame the pool was out of use but maybe another time... The rooms were tastefully furnished and had interesting decorative paintings and objects. Kitchen appliances & equipment were generally good and the welcome basket was a very nice touch. Two suggestions - we think the photos & info provided don't do sufficient justice to the property we were surprised that there was only one (not very good) hairdryer amongst 4 bedrooms

Family celebration of Grandpa's 70th birthday. 4.5/5

Long weekend with 3 generations who all kept fully entertained. Very comfortable. We took the Figgy as well to accommodate all 10 in comfort due to varying ages of children 2-11. But older kids could easily share the 4 bed room and thus get all 10 into the Farmhouse in comfort.

We had an a amazing stay. Beautiful home with amazing swimming pool and tennis court l. I found the service team really helpful. I had one small criticism regarding the state of the garden furniture, one of the chairs broke when we sat in it and I think it could do with updating. Lot of them are in a state of repair. We will definitely be booking again. Thanks for making my 40th so special x

An enjoyable family holiday 4.5/5

As a family who usually holiday abroad we were looking for a property with a pool and plenty of space for 8 adults plus one infant, Dormestone Farm fitted the bill well. We were fortunate with the weather and were able to swim in the pool each day. We also enjoyed using the tennis court and billiard table. There is plenty of indoor and outdoor space with comfortable accommodation. One of our party had to work from home during the stay and the self contained accommodation at The Figgy provided a good quiet space for him. It was lovely to sit around the fire pit with a sundowner whilst enjoying glorious views. We enjoyed being able to walk to a pub. Just a few things which we would highlight that could enhance the experience further. Firstly since we could only get a Monday to Friday booking we found the 5pm check in and 9am checkout shortened the break considerably only really giving us 3 days in the property Changing times to 3pm and 11am would have been more guest friendly. The local pub (Bowl Inn ) does a very good breakfast which we took advantage of on our last morning. Food took much longer than expected to cook in the main oven it seems the door seal might be the culprit as a lot of steam escaped despite the door being properly closed. (I have a similar rangemaster at home which is much more efficient.) The dustbins were not emptied despite our putting them out on the designated night. Overall however we had an enjoyable family holiday
