Kitchen with island dining table seating 10, electric oven and hob, dishwasher, fridge/freezer, wine cooler, Nespresso coffee machine. Sliding patio doors opening onto deck and garden.
Utility area with washing machine and tumble dryer.
Bathroom with freestanding bath and handheld shower, single washbasin and WC.
First Floor
Bedroom 1 (Sleeps 2) Super-king bed, smart TV, en suite jack and jill shower room shared with bedroom 3 (bunk room), with walk-in shower, wash basin and toilet.
Bedroom 2 (Sleeps 2) Super-king bed (can be unzipped and made up as a twin upon prior request), smart TV, en suite shower room with walk-in shower, washbasin and toilet.
Bedroom 3 (Sleeps 2) Bunk beds, smart TV, en suite jack and jill shower room share with bedroom 1, with walk-in shower, wash basin and toilet.

As the property is in a residential area, there is a sound monitor installed to monitor sound levels (inside and outside), and any excessive noise will incur a fine of £150.
The hot tub is not to be used after 10pm, and music and excessive noise is not permitted after 11pm. Please be respectful to the neighbours.
Groups aged under 25 are not permitted, and the house is more suited to family groups.

We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.
- Please ensure you check out on time to allow our housekeepers to enter the property and prepare it for the next guests.
- Smoking is not permitted in the property at any time.
- Please note, for insurance purposes, the number of guests must not exceed the total occupancy of the house.
- For fire safety reasons, please do not use any candles in the property.
- Please note, stag and hen parties are not permitted. Respectful all adult groups only.
- Please note, quiet hours are between 11pm and 9am. Please be respectful to our neighbours both sides of the property.
- The hot tub is not to be used after 10pm, and music and excessive noise is not permitted after 11pm.

This southerly stretch of the Kent coast has something for everyone: peaceful seaside walks to get away from it all, culturally-rich towns, and easy access to some of Kent's most popular attractions.
The Royal Military Canal winds through the heart of Hythe, its tree-lined banks providing a scenic route for morning strolls and bike rides. For guests seeking a little indulgence beyond the hot tub, the Hythe Imperial Hotel's spa is available for day guests and offers pool and gym use, alongside its extensive treatments menu – perfect for helping you unwind during your stay.
Outside of the immediate area, there's plenty more to explore. Hop on board the Romney, Hythe & Dymchurch Railway, discover endangered species on safari at Port Lympne Wildlife Park, or enjoy coastal walks, galleries, independent shops, and food stalls around Folkestone's Creative Quarter and Harbour Arm.
History lovers are well catered for too, with the Battle of Britain Memorial, Dover Castle, and Leeds Castle all within easy reach. Alternatively, guests can spend an afternoon sampling English sparkling wine at Gusbourne Vineyard or browsing the designer brands at Ashford Designer Outlet – all within a half-hour drive.

Even better – the holiday home is close to Hythe's seafront and promenade, providing plenty of opportunities for coastal walks. Please note, any accompanying pets are subject to an additional surcharge of 35 pounds per pet, per week (or part of).
