This unique country getaway offers an exclusive stay perfect for a group of friends for a celebration and for families looking for a retreat with children and pets who are also welcome to stay.

Flexible accommodation is available across two floors with a combination of twins and doubles plus a large family dormitory-style room at the very top.

The owners welcome you to meet their friendly horses and enjoy the stable yard community which makes this accommodation so very different from the working stable yard across from the property within the estate. Should you be keen to don on the riding hat and look to enjoy a hack arrangements can be made at a nearby school please ask us for more details. The Homestead: sleeps 17 in 5 bedrooms, 4 bathrooms, terrace with outside furniture, BBQ, pets permitted, parking off road.

Ground Floor
Hallway, with sitting room and kitchen leading off.
Sitting room, snug seating for 17 guests, sofas, TV, DVD player. Log burner.
Kitchen/breakfast room, dishwasher, gas hob and electric oven, extractor, TV, dining table and 16 seats. Log burner.
Downstairs cloakroom with WC and utility area.

First Floor
Master bedroom (sleeps 3), double bed and a single bed, double aspect windows, balcony and en-suite shower room.
Family room (sleeps 4), double bed and 2 x single beds and en-suite shower room.
Twin room (sleeps 2)
Double room (sleeps 2)
Family bathroom, bath (jacuzzi) and separate shower.

Second Floor
Attic family bedroom (sleeps 6) two double beds and two single beds. Wardrobe. En-suite bathroom with shower over.

Outside
Terrace with furniture to seat 16 plus guests, Coal BBQ (please provide your own coal).

    This property is unable to accept stag groups.
    Pets are welcome. Please note additional pet charges are £35 per pet per week (or part of) will be charged.
    The owners have horses at the stables situated on site that can be petted, but riding on the site is unfortunately not available. Introductions can be made to the horses by arrangement with the owners. There is a riding school less than a mile away.  Livery options are available from £75 per week including stables and a paddock. Food can be arranged at an additional cost. Please ask for more details from the Booking Team.
    Please note check in is 4.00pm and check out is 10.00am.
    The garden is not enclosed, electric fencing around horses in the paddock, children and dogs to be supervised. 
     
  • House Rules

    We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
    Smoking is not permitted in the property at any time.
    Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
    For fire safety reasons please do not use any candles in the property.
    Please note stag parties are not permitted.
    Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
    Parties and loud music are not permitted.

Step outside this modern house and immerse yourself in the surrounding countryside, located in the small village of Waltham, with a choice of picturesque walks surrounding you, and an array of countryside pubs a short drive away. Ideally situated for exploring this wonderful part of Kent, if you can draw yourself away from the beautiful countryside, with the historic city of Canterbury a 20-minute drive away and the coast at quaint Hythe and vibrant Folkestone within half an hour by car. A beautiful home! 5/5

This past weekend we celebrated my sisters bridal shower and it was the perfect location for a nice relaxing girls getaway. The house is so nice and spacious, with views of never ending fields. We were able to go visit the horses next door and it was a short drive in to town. Overall, we all had an amazing time! The owner was very kind and helpful too.

Excellent way to spend some time with family and friends 4.2/5

The Homestead is a lovely house, which is very tastefully furnished . The views were stunning especially seeing the horses in the fields. The beds were all very comfortable and the house spotlessly clean All the equipment we needed was provided and the hosts Martin and Paula were very friendly. We would certainly recommend this house to anyone wishing to spend time with family and friends. It was lovely

Not the best experience and we won’t be returning 2.5/5

The house was in need of attention, the blinds were broken, the sofas old and uncomfortable. We were told we could bring our dog only to be told he had to be on a lead at all times even though there was a garden. This meant we had to keep all the doors closed. We walked our 4 year old twins to see the horses to be told they’d better keep away from the fences as they are all electrified.

Perfect House 4.5/5

Recently stayed at The Homestead for my sisters hen weekend with some family and friends. The house was perfect for our murder mystery dinner evening with the large table seating 16 people and spacious kitchen. Beautiful grounds over looking fields and woodland. Bedrooms were clean and comfortable. Only a short 10-15 drive into the centre of Canterbury. Would definitely recommend and stay again with family.

Bday Getaway with the Girls 5/5

Stayed here as a group of 8 ladies for a birthday weekend. Everyone had such a lovely time, the house and grounds are beautiful, lovely views from the rooms, kitchen is perfect for hosting dinner and Martin is a wonderful and charming host. A pleasure to visit Canterbury and stay in such a lovely location and home.

Everything we needed for a group holiday 5/5

We were very happy with the house. We had everything that we needed and it was perfect for a group of friends to stay in and have their own space. Lovely spacious property. To be honest we were happy with everything. If we had anything to say that wasn’t positive is that the property was tricky to find as there is no sign on the road!! Otherwise we loved it.

Beautiful roomy house in lovely surroundings. Plenty of space for a large group. A little more crockery, cutlery & dishesetc would be helpful for such a large group. Hard to find had to ring owner who said we needed to turn by ‘Cobwebs’ sign (not on directions)

What a wonderful house 5/5

The house was absolutely perfect for our weekend getaway! It is very large with large socialising space and so is perfect for larger groups. It has a fully equipped kitchen with a large American fridge which is perfect for the number of guests the house can accomodate. We couldn't have asked for better hosts who were more than happy to cater for our every need. The house was immaculately clean and we were incredibly comfortable throughout our stay. We would love to come back again!
