A beautifully renovated Kent countryside holiday cottage, Cart Lodge offers generous, single-storey accommodation for couples or small families looking to slow down and switch off. Light-filled and thoughtfully designed, the open-plan layout creates an easy sense of space, with far-reaching views across the surrounding countryside.

At its heart is a characterful double-sided wood-burning stove, bringing warmth to both the sitting area and the bedroom. On one side, a cosy lounge invites long, unhurried evenings after a day exploring; on the other, the bedroom feels calm, comfortable, and quietly tucked away. The well-equipped kitchen has everything needed for relaxed holiday cooking, with casual dining at the breakfast bar and garden views beyond.

The spacious bedroom sleeps two, while a comfortable day bed and pull-out bed make Cart Lodge equally well suited to a young family or a peaceful dog-friendly Kent break for two.

Well placed for exploring both countryside and coast, the lodge is just five miles from Royal Tunbridge Wells, where elegant historic streets, independent shops, cafés, and walks across the Common make for an easy day out. Nearby favourites including Scotney Castle, Sissinghurst Castle Garden, and Groombridge Place offer plenty to fill an afternoon, while the Spa Valley Railway adds a nostalgic touch for train lovers. If you’re in the mood for sea air, Hastings is around 20 miles away, with its fishing quarter, seafront walks, and classic fish and chips by the coast.

Cart Lodge: Sleeps 4 in 1 bedroom, beautiful open plan sitting/dining/kitchen room, bathroom and shower, garden and parking. Single storey.
 

Open plan reception room with comfortable seating around the double aspect wood burning stove, Smart TV with Freeview, views to the garden. Dining space at the breakfast bar for 2, plus highchair.

Fully equipped kitchen with breakfast bar, dishwasher, oven which is fully electric, microwave.

Partially open to bedroom with double bed (sleeps 2) and day bed (with trundle underneath sleeps up to 2 children), chest of drawers, hanging space, bedside tables.

Bathroom with slipper bath and large walk in shower, WC

Utility area with washing machine, dog bed and dog bowl.
 

Outside

Landscaped gardens with beautiful views over surrounding countryside, comfortable seating for 4, BBQ, chiminea. Parking for 2 cars.

    Two dogs are welcome. Please note additional pet charges are £35 per pet per week (or part of) will be charged.

    Log burner — one basket of logs provided between the months of October–April (inclusive). If you require logs outside these months please bring your own supply or purchase locally.

    Please also note the Cart Lodge is located on the edge of a working farm, so some machinery may be present at times. Please ensure children are supervised at all times.

  • House Rules

    We hope you have a wonderful stay at Cart Lodge. We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

    • Please note, check in is 4pm and check out is 11am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
    • Smoking is not permitted in the property at any time.
    • Please note, for insurance purposes, the number of guests must not exceed the total occupancy of the house.
    • For fire safety reasons, please do not use any candles in the property.
    • Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
    • Parties and loud music are not permitted.
    • Dogs must be kept off all furniture.
In the Area

Blackham is a small village sitting on the Kent/East Sussex Border, approximately 5 miles from Tunbridge Wells. Tunbridge Wells lies in the heart of the beautiful High Weald Area of Outstanding Natural Beauty. The High Weald has many picturesque towns and villages amid the rolling hills, ancient woods and open heaths. The area boasts many wonderful rural villages and traditional country pubs, along with walks galore and sights to see. Visit the historic spa town of Royal Tunbridge Wells where you can browse amongst the independent shops in The Pantiles and High Street, enjoy the many local eateries and places to grab a coffee or a glass of wine, as well as being able to enjoy live music.

Our friends at Yotes Court Vineyard are offering all guests staying at Cart Lodge a free glass of sparkling wine. Their vineyard offers the most spectacular views of the Kent countryside and makes for a lovely day out.

There is plenty to do in the beautiful countryside of the Weald, including walking, cycling, and horse riding. Take a trip to Bedgebury National Pinetum and Forest and explore one of the world’s best collections of conifers, head out for a walk or a mountain bike ride or fly through the tree-tops on the Go-Ape high ropes adventure trail. For more family fun a visit to nearby Bewl Water offers fishing, water sports and cycling.

Yes. This holiday home for four can also accommodate two dogs to accompany guests for the duration of your stay, making it easy to explore the surrounding Kent countryside together. Pets are charged at an additional 35 pounds per pet, per week.

Cart Lodge is situated between Royal Tunbridge Wells and East Grinstead, in the countryside village of Blackham. Guests to this lovely home will be placed just six miles from the historic town centre's shops and cafes, and can visit local landmarks like Chiddingstone Castle, Hever Castle, or Penshurst Place – all within a 20 minute drive.

What a stunning place! From the very beginning, everything was just perfect—clear instructions, a spotlessly clean cottage, a fully equipped kitchen with everything you might need and even more, comfy beds, and amazing views all around. There even was a gift for a doggie 🙂 I can't recommend it enough!

Lovely comfortable converted barn. The standard of everything was excellent especially the well equiped kitchen. The property managers were particularly helpful. We did a morning cookery course in the school/barn next door, which was great fun (didn't hear any noise) . Will highly recommend to friends and definetly would go back .

Cart Lodge offered a lovely, comfortable welcome with beautiful views and plenty of good walks from the door to enjoy. Very well appointed, and great to have a good sized secure garden to relax in with our dogs on the very warm sunny days we were lucky enough to have for our visit.

Good location, but not as quiet as we expected due to proximity of Cookery School and neighbours. This was not a problem for us. Very good and welcoming for dog.

A very relaxing location 4.8/5

We loved our stay at Cart Lodge for the peace and beauty of the lodge and location. We greatly appreciated the provisions left for us, thank you. The only discomfort was at nighttime. My husband is in recovery from a major stroke and needs more bed space. We would have liked the option of twin beds or a larger size bed. I used the bed settee. The bathroom being the other end of the lodge posed a problem during the night and we were visited by mosquitoes!

Perfect country getaway 5/5

We were really happy with our stay at Cart Lodge. The lodge is beautiful with lovely decor and loads of character but all the modern amenities we could ask for. And the hosts were great, they checked in on us during the storm to make sure we were ok. We would happily recommend anyone to book here so wants a lovely escape to the country.
